Alderwood lies on the western border of Mississauga and Etobicoke. South Etobicoke homes sales have heated up and Alderwood is the latest recipient of residential new builds and renovations. There are commercial industrialized pockets along Browns Line and Horner Ave and to the north on Evans Ave. Sherway Gardens is the major shopping mall with The Bay, Sporting Life, Holt Renfrew and coming soon Nordstroms. Big Box shopping lies just north of the Mall with Sail and other retailing stores. Major highways The Gardiner and Queen Elizabeth Way (QEW) also border the northern part of this neighbourhood.

The former Alderwood Collegiate is being turned into a Townhome development with prices starting around $780.000. Its called ValHomes and its being developed by Urbancorp. The area is also the new hot zone for rebuilding new homes where the smaller bungalows once sat now the" two-storey giants with modern stone facades" are taking their place.
