1. Kathy's Marketing Strategy
You have two main objectives:
- To sell your home for the highest possible sale price and terms for you and with the least amount of inconvenience to you.
- To use the best possible methods of exposing your property to as many qualified buyers as possible, until it is SOLD.
The following six step Marketing Strategy plan will meet both of these objectives.
I will spend two to three hours filling in all the intricate details, features and extras of your home on the MLS listing to make it as appealing as possible to all the other 20,000 plus agents who have access to the listing. It would be great for you and me if I could sell all my listed homes myself from inquires off the for sale sign or the internet or other marketing and advertising, but the reality is that most homes sell with the buyer coming through another agent.
Our objective is to have your MLS listing stand out and be most appealing to the agents that look through the other thousands of listings!
Upload all pertinent data on the MLS system so that all Agents that are members can be aware of your property immediately. Create custom Custom High Quality Coloured feature sheets, to hand out to prospective buyers and their Agents. See this scanned example Put up a "For Sale" sign, the 24 hour silent salesman. Equip your home with a secure lockbox so it is accessible for showings. Send or fax for a written confirmation of your mortgage details. Schedule the Agent's Open House on the appropriate morning at your request.

Turn in the listing details to my Re/Max office so that all the information is on file and always available to the 350+ RE/MAX Agents in our office and all of the RE/MAX agents in Etobicoke and around the world!. Present and promote your home at our Re/Max sales meetings. Upload your listing to the www.remax.on.ca web site for maximum exposure Network with Re/Max Agents across Canada through a partnership with Re/Max International Relocation, our database of over 7,500 Agent email addresses Upload your listing and photos to our company internet web site at www.Professionals.ca Immediately, over 350 agents in our company will have access to your listing, PLUS all of their 'hot buyers' will have this access and notification of your new listing too. Very powerful marketing! Of course, there are " Kathy's 5 WRITTEN Guarantees " just in case you are not convinced yet that Kathy's is the right Agent for you! Promote your home by broadcast email or fax directly to Re/Max offices in the city.
I will take digital colour photographs of the interior and exterior of your home and produce a high quality "on-line" feature sheet for your home stressing all the highlights, features and extras. I have been able to sell many of my clients' homes directly from inquires off my internet web site.
Think about it. Buyers who contact me after seeing inside and outside photos of your home, having read a detailed description of the features and benefits of your home and having an opportunity to drive by your home are very interested buyers!
Feature your home on my monthly EZINE Real Estate Newsletter and Email every possible client in our database a copy of your feature sheet and colour photos to promote your home to these " HOT " purchasers and any other potential purchaser of your home. Create high quality colour promotion flyers of your home. Your home feature sheets will be easy to read and include exterior and interior photographs. I will also include local school information and room measurements, a copy of your survey and a floor plan if available. I will have your home featured on the mls.ca website as well as on http://www.etobicokehomes4sale.com, an exclusive corporate web page. Another inside 'marketing tactic' I use is this. When your home appears on the public MLS sites, it will have a Virtual Tour button linked to all the photos and extra information about your home on my website - potential buyers will be have all the information, not just the ' limited ' outline provided on the public web sites. This improves the chances and number of quality buyers coming to your home first, well before our competition and will improve your chances of a good sale. I will use a variety of marketing venues to promote your property, the specific approach will be dependent on the strength of readership and effectiveness at the time. Local publications are: The Re/Max Directory, the Etobicoke Real Estate News, Resale homes and condos magazine. Promptly schedule all appointments through my office. Follow-up on all Agents who show the property to get feedback and to see if there are any things the agents may have missed, ideas or misinformation or objections that I can help the purchasers overcome. Report feedback to you so you know what the prospective buyer's and Agent's observations and reactions are to your home. Keep records of all activity on your home and periodically provide you with a Marketing Report. I will follow-up on all Agents who have indicated that they have registered a potential buyer for your property on the RE/MAX Email system. If necessary, I can act as your intermediary to help negotiate the amount your Mortgage discharge penalty. I will promote your home in the " New Listings " section of the Etobicoke Real Estate Board and Toronto Real Estate Board. use our exclusive community networking system to build a marketing database (specifically for your home) of all Agents that currently have similar properties listed in the area. Then I will develop a direct contact list that allows me to actively target market to those Agents that are most likely to have buyers for your home. I use this to direct email, mail and/or fax information about your home. Use the Etobicoke Real Estate Board's internal electronic email system to give additional exposure to all Agents in the custom database I've created for marketing your property. Cross reference real estate office addresses with your area and send promotional flyers of your home to select offices of Agents near to your neighbourhood and/or community. Email broadcast promotional material for your home directly to all Agents in the custom marketing database. Broadcast email promotional information to all affiliated Etobicoke Real Estate offices to be posted, thus your home won't be missed.

Remember: "The services of an Agent with over 17 years of negotiating experience will cost you no more than that of a Agent that has been recently licensed."
To help you with the negotiations I can provide you with a copy of the Offer to Purchase form in advance so you can review it prior to receiving an Offer on your home. This will allow us to review the form and answer any questions that you might have before we are in a negotiating situation. I will personally be present with all Offers to Purchase received on your property to negotiate on your behalf in your best interests and to your best advantage. I don't send my assistant to do the most important part of the job! If another Agent brings in an Offer I will interview the Agent regarding details of the purchasers; their ability to qualify for their mortgage, how long they have been looking for a home, why they picked your home to submit an Offer on and other specifics that can help us during the negotiations.
Once we have reviewed the offer in detail, we can ask the other Agent to leave the room so that we can discuss the Offer between ourselves in private. By discussing the offer on our own we often have a better chance of developing a successful negotiating strategy and getting the best price and terms for you!

Keep abreast of any financing condition details to ensure that the are dealt with in a timely manner. If necessary, negotiate with appraisers and home inspectors. Act as liaison between your and the purchaser through to the possession date. Keep in touch with the lawyers to ensure that your home sale is proceeding properly. Confirm with your lawyer that all appropriate funds are held in trust prior to releasing keys for possession.
