Here's what happened in Etobicoke for February.
In February 2009 there were 217 homes sold in Etobicoke
as compared to 154 in January 2009. This represents
a 40% increase to be expected as Real Estate is seasonal
and we are entering the Spring season. Here is how Toronto's
market has changed from last year at this time. Sales
have dropped listings are up and new listings are down
a little. Days on market is a major change as properties
are finding sellers fighting the price drop and buyers
looking for bargains.

The number of sales in February in Etobicoke were almost 40 percent more
than in January.Once again mainly due to the season change.
The following numbers divide properties into detached homes and attached
which represents semi-detached, Condo apartments, Link, Condo townhouse,
Co-op apartments and Attached/Row/Townhouse.

At the end of February 2009 there were 1155 Etobicoke
homes for sale. ( 446 detached 709 attached homes) with sales of 217
units. At the same time 2008 January showed 1121 homes with sales of 154
units. This represents a 18.8% rate of sales up from 13.7 in January. A
positive trend is starting to develop.
Pending (Homes that have not sold)
In January 533 new homes came on the market. 540 in February. During February
988 homes went pending ( 344 detached, 644 attached) as compared to 967 going
pending in January (365 detached 602 attached). More homes are on the market
, once again a seasonal change.
Below you see a breakdown and percentage of detached , condo apartment and
Condo townhomes in there respective price ranges in the GTA. The greatest
percentage is in the $300-400,000 range across the board. Right now this
is the hottest market across the board of all types of homes.
