In March 2009 there were 320 homes sold in Etobicoke
as compared to 217 in February 2009. This represents a 32.5% increase to
be expected as Real Estate is seasonal and we are entering the Spring season.
Days on market is improving in many of the types of homes category.It is
very much a buyers market where offers are more frequent than in February
but multiple offers are non-existent except for the highly desirable updated
homes in lower price ranges. Conditions are adventageous and new home buyers
are taking advantage of the low
interest rates and buyers market combo.

March Indicators

Looking at these indicators shows us March has stopped the flow and is looking
at lot more inline with 2008 then the disastorous February and January markets.
This is good news for all investors. The bottom has been reached and we have
stablized.
The following numbers divide properties into detached homes and attached
which represents semi-detached, Condo apartments, Link, Condo townhouse,
Co-op apartments and Attached/Row/Townhouse.

At the end of March 2009 there were 1231 Etobicoke
homes for sale. ( 458 detached 773 attached homes) with sales of
320 units.
Pending (Homes that have not sold)
In January 533 new homes came on the market. 540 in February. 661
In March. During March 911 homes went pending ( 295 detached, 616 attached)
as compared to 988 going pending in February (344 detached 644 attached).
More homes are on the market , once again a seasonal change.More homes are
starting to sell.
Below you see a breakdown and percentage of detached , condo apartment and
Condo townhomes in there respective price ranges in the GTA.I
am showing both Februarys and March . As you can see 2051 more units sold
in March than February a 33% increase. 
In Etobicoke here is the sales of the type of home sold in your neighbourhood. W06
is South Etobicoke, W07 is QEW to Bloor, W08
is Bloor north to Eglinton, W09 is Eglinton
to the 401 and W10 is 401 north to Steeles..
