How long do you think it will take to sell my home?

Etobicoke is not unique in this matter. Through the GTA many factors will determine why or why not did a home sell. Some personal, some financial. We have sold some homes in the first day of a listing appearing on MLS. Others can take 30 days or longer. And the odd ones do not sell.  We believe there are three primary reasons why a home does not sell.

2. Marketing and Promotion or lack therof.  A home seller may think all we do is put an ad in the paper, put up a sign, build a web site and wait. From the day the listing is signed full on Guerilla Marketing starts and continues daily until your home is sold. 
 
3. Timing  Timing in life is critical and in real estate "timing is everything". Spring  and Fall markets are the best time to sell generally speaking. For families looking to buy there  reason is upsizing and school year. In Etobicoke where there is a higher than normal Senior demographic selling, if time is a financial factor can be affected after events take place in their lives. Moving into a retirement home or medical care may weigh heavily in the decision.

Often we get asked this question - the answer is not simple.  There are two situations you probably want to avoid.  The first is situation is if that you find and buy your dream home before you've sold your current home, you may be faced with carrying two mortgages for a while, this can get expensive.   The other situation is that you have an excellent purchaser for your existing home before you've found your next home, thus, you may find yourself living at your in-laws for a few months if convenient closing dates can not be negotiated.  As you can see, this can sometimes become a tricky situation.

Supply and Demand. When the greatest supply of Home inventory is on the market is Spring or Fall. Summer and Winter have lower inventories. Demand is when there are more buyers than sellers on the Market and this is determined by the Market place. Etobicoke has been in a sellers market since 2008-9 when the global recession took place. So sell in Spring or Fall. There are more buyers on the Market then.  
 
When is the best time of year to purchase my home?
For buying your decision will depend upon whether you believe buying after the Spring/Fall markets when the inventory is lower but homes have been on the market longer , then go for it. You may be able to negotiate a better price and terms. 
But if you want the better homes on the better streets and best locations then that is when the higher percentage of homes with these preferences will be on the market. 
 
What is your commission rate and is it negotiable?
As with buying and selling, negotiation is part of the process and the market and competition will aid you in determining a rate of commission that both parties can work with. When is the best time of year to purchase my home? 
 
The best time of year to make your purchase is dependant upon many factors, including your personal situation, the local real estate market conditions and the general state of the economy.  My experience says that the best time to purchase your home 'was yesterday' and I'm not kidding.  You must get into the market as soon as you can, mainly to begin reducing your mortgage rather than paying your landlord which in turn increases your equity and allows you to move up to a larger home within a few shorts years.  This is one of the secrets to real estate.  You may see a very interesting and regular pattern of price changes in the marketplace and this will give you an idea of the market peaks and valleys during the year.
 
     
 
What is your commission rate and is it negotiable?
