A little knowlege can be a scary speculative thing. Free evaluations are everywhere and whether its your desktop or your phone they are easy to get. It can be quick and/or just a way to get your level of interest. But what are they based on. You need to know what those homes had that your has or has not. When did they sell and what can of details were behind the sale. To get this information you need a well informed real estate agent who knows and sells in your area. The inside knowlege may be worth a lot of money to you and your family. Definitely it will explain some of the reasons that your internet evaluation may have misled you in your home marketing. To make the right decision you need a professional evaluation that will give you as much information as possible. You want to see photos of the comparable homes and whether they did home renovations. Did they have new roofs, new Kitchens, baths etc. Have these differences been adjusted for. And with these adjustments approximately how much was spent to get their home ready? How many days were these homes on the market. Did they sell in multiples or was it a negotiated price. Multiple offers tend to inflate a price and you may price your home too high because of it. This may lead to a stale listing that lingers on the market and your mind way too long. Your listing price is very important.
