Toronto Star-How Etobicoke’s housing market November 2022 vs. Last year comparison

  • Etobicoke centre home prices averaged $1.01 million, up 3.5 per cent monthly but down 5.3 per cent annually.
  • Etobicoke lakeshore home prices averaged $965,363, up 1.5 per cent monthly and up 3.9 per cent annually
  • .Etobicoke north home prices averaged $807,122, up 11.1 per cent monthly and up 6.3 per cent annually.
  • Etobicoke south home prices averaged $1.07 million, down 1.2 per cent monthly but up 0.6 per cent annually.
  • Stonegate-Queensway home prices averaged $1.3 million, up 17.5 per cent monthly but down 21.5 per cent annually.

Those average home sale prices compare to $1.05 million for the City of Toronto, down 3.9 per cent monthly and down 4.2 per cent annually, and $1.08 million for the Greater Toronto Area, down 0.9 per cent monthly and down 7.7 per cent annually.

Etobicoke centre

There were 20 home sales in November 2022 after an average of 27 days on the market and 65 active listings at the end of the month. Sales were down 64.3 per cent and active listings were up 47.7 per cent compared to October 2021.

  • Detached houses (↗) averaged $1.34 million. There were 11 detached house sales after an average of 34 days on the market and 27 active listings at the end of the month.
  • Attached houses (↘) averaged $985,000, down 15.8 per cent or $185,000 month-over-month and down 21.2 per cent or $265,000 year-over-year. There was one attached house sale after an average of 15 days on the market and no active listings at the end of the month.
  • Townhouse-style condos (→) averaged $670,000. There was one townhouse-style condo sale after an average of one days on the market and three active listings at the end of the month.
  • Apartment-style condos (↗) averaged $534,286, up 1 per cent or $5,517 month-over-month and up 14 per cent or $65,643 year-over-year. There were seven apartment-style condo sales after an average of 20 days on the market and 34 active listings at the end of the month.

Compared to November 2012, the average sale price for all houses and condos in Etobicoke centre has increased 155.3 per cent, including a $791,190 gain for detached houses, a $645,000 gain for attached houses and a $451,433 gain for townhouse-style condos.

Etobicoke lakeshore

There were 72 home sales in November 2022 after an average of 25 days on the market and 228 active listings at the end of the month. Sales were down 48.2 per cent and active listings were up 37.3 per cent compared to October 2021.

  • Detached houses (↘) averaged $1.3 million, down 3.6 per cent or $49,337 month-over-month and down 11.8 per cent or $173,967 year-over-year. There were 23 detached house sales after an average of 20 days on the market and 68 active listings at the end of the month.
  • Semi-detached houses (↗) averaged $1.08 million, up 23.5 per cent or $205,000 month-over-month but down 13.3 per cent or $165,500 year-over-year. There were two semi-detached house sales after an average of 18 days on the market and eight active listings at the end of the month.
  • Attached houses (↘) averaged $1.07 million, down 11.4 per cent or $137,500 month-over-month and down 14.5 per cent or $181,667 year-over-year. There were five attached house sales after an average of 35 days on the market and seven active listings at the end of the month.
  • Townhouse-style condos (↗) averaged $1.07 million, up 12.3 per cent or $116,587 month-over-month and up 23.5 per cent or $202,811 year-over-year. There were two townhouse-style condo sales after an average of 33 days on the market and 15 active listings at the end of the month.
  • Apartment-style condos (↘) averaged $757,338, down 7 per cent or $57,122 month-over-month but up 1.2 per cent or $9,025 year-over-year. There were 39 apartment-style condo sales after an average of 25 days on the market and 126 active listings at the end of the month.

Compared to November 2012, the average sale price for all houses and condos in Etobicoke lakeshore has increased 100.8 per cent, including a $733,297 gain for detached houses, a $642,833 gain for semi-detached houses, a $593,017 gain for attached houses, a $676,312 gain for townhouse-style condos and a $185,588 gain for apartment-style condos.

Etobicoke north

There were 36 home sales in November 2022 after an average of 27 days on the market and 133 active listings at the end of the month. Sales were down 56.1 per cent and active listings were up 224.4 per cent compared to October 2021.

  • Detached houses (↗) averaged $976,214, up 12.3 per cent or $107,049 month-over-month but down 10.8 per cent or $118,406 year-over-year. There were 21 detached house sales after an average of 28 days on the market and 42 active listings at the end of the month.
  • Semi-detached houses (↗) averaged $760,000. There was one semi-detached house sale after an average of 17 days on the market and four active listings at the end of the month.
  • Townhouse-style condos (↘) averaged $693,333, down 3 per cent or $21,667 month-over-month but up 10.8 per cent or $67,677 year-over-year. There were three townhouse-style condo sales after an average of 30 days on the market and 22 active listings at the end of the month.
  • Apartment-style condos (↗) averaged $519,627, up 5.5 per cent or $26,948 month-over-month but down 3.2 per cent or $17,232 year-over-year. There were 11 apartment-style condo sales after an average of 26 days on the market and 64 active listings at the end of the month.

Compared to November 2012, the average sale price for all houses and condos in Etobicoke north has increased 165 per cent, including a $553,321 gain for detached houses, a $357,000 gain for semi-detached houses, a $512,877 gain for townhouse-style condos and a $110,294 gain for apartment-style condos.

Etobicoke south

There were 89 home sales in November 2022 after an average of 26 days on the market and 260 active listings at the end of the month. Sales were down 50.8 per cent and active listings were up 157.4 per cent compared to October 2021.

  • Detached houses (↘) averaged $1.54 million, down 5.4 per cent or $87,246 month-over-month and down 22.5 per cent or $446,819 year-over-year. There were 41 detached house sales after an average of 22 days on the market and 101 active listings at the end of the month.
  • Semi-detached houses (↘) averaged $935,000, down 11.8 per cent or $125,500 month-over-month and down 27.2 per cent or $350,000 year-over-year. There was one semi-detached house sale after an average of 51 days on the market and four active listings at the end of the month.
  • Attached houses (↗) averaged $1.25 million. There was one attached house sale after an average of 10 days on the market and three active listings at the end of the month.
  • Townhouse-style condos (↗) averaged $833,843, up 1.6 per cent or $12,843 month-over-month but down 7.5 per cent or $67,533 year-over-year. There were seven townhouse-style condo sales after an average of 27 days on the market and 26 active listings at the end of the month.
  • Apartment-style condos (↘) averaged $622,306, down 12.9 per cent or $91,773 month-over-month and down 1.4 per cent or $8,760 year-over-year. There were 39 apartment-style condo sales after an average of 30 days on the market and 123 active listings at the end of the month.

Compared to November 2012, the average sale price for all houses and condos in Etobicoke south has increased 65.2 per cent, including a $507,702 gain for detached houses, a $425,000 gain for semi-detached houses, a $751,040 gain for attached houses, a $534,315 gain for townhouse-style condos and a $39,746 gain for apartment-style condos.

Stonegate-Queensway

There were 20 home sales in November 2022 after an average of 16 days on the market and 33 active listings at the end of the month. Sales were down 31 per cent and active listings were up 73.7 per cent compared to October 2021.

  • Detached houses (↗) averaged $1.64 million, up 15 per cent or $214,773 month-over-month but down 20.7 per cent or $429,617 year-over-year. There were 13 detached house sales after an average of 12 days on the market and 25 active listings at the end of the month.
  • Apartment-style condos (↗) averaged $675,714, up 3.2 per cent or $20,714 month-over-month but down 15.8 per cent or $126,786 year-over-year. There were seven apartment-style condo sales after an average of 22 days on the market and five active listings at the end of the month.

Compared to November 2012, the average sale price for all houses and condos in Stonegate-Queensway has increased 83.7 per cent, including a $868,524 gain for detached houses and a $110,297 gain for apartment-style condos
